The Short Version
Browse all you want — but using this site doesn't make me your agent, the listing data is as accurate as I can keep it and no more, and this site is built for people looking to buy or sell in Middle Georgia, not for other agents mining my work or for folks already under contract with another broker. That's the whole thing. The rest below is the detail, in the same plain English.
Who This Is For
Who This Site Is For — and Who It Isn't
This site is for people thinking about buying or selling a home in Pike County and the counties around it. If that's you, everything here is meant to help — read it, use it, email me.
It isn't built as a research tool for other agents. The market reads, the town guides, the pricing analysis — that's 24 years of actually working this county, written for the public and for my clients, not a free resource for building someone else's pitch. If you're an agent with a buyer for one of my listings, that's ordinary business; reach out directly and we'll work it like professionals.
And if you already have a signed brokerage engagement with another Georgia broker, you're welcome to read for information, but I won't step into an agreement you've already made. Honor your contract. If you're unhappy with your agent, that's a conversation to have with them — not something to route around using my site.
Where We Stand
Using This Site Doesn't Make Me Your Broker
Reading this site, using the search tool, or emailing me a question does not create a brokerage relationship between us. A brokerage engagement in Georgia is a deliberate thing — it's in writing, we both sign it, and we both know exactly what we've agreed to. Until that happens, I'm not your agent and you're not my client, and nothing here should be read as me representing you. When you're ready to make it official, that's a conversation and a signature, not a click.
The Data
How Accurate the Listing Data Is
I work hard to keep everything on this site accurate, and I'm still human. The property information pulls from the MLS and updates hourly, which is often — but hourly isn't instant, and homes go on and off the market without warning. A listing you see here might already be under contract by the time you click it. Prices change, status changes, mistakes happen. Treat what's on the site as a strong starting point, not a guarantee — and if a specific property matters to you, email me and I'll confirm where it actually stands.
What's Mine
What's Mine, What's the MLS's, and What Not to Do With Either
The writing, photos, market analysis, and design on this site are mine; the listing data belongs to the MLS. Either way, none of it is yours to take. You're welcome to read everything here, share a link, or quote a line with credit. What you can't do is scrape the site, copy my market conclusions onto your own, republish the listing feed, or point bots and harvesting tools at it. The market read here is the product of a long time spent in this specific county, and I'm particular about it. The MLS data is licensed for your personal, non-commercial use in finding a home — not for building a competing database.
On AI
Yes, I Use AI. Here's How.
I use AI tools to help build and maintain parts of this site, and I'm involved in every bit of it. AI helps me draft, organize, and keep a site this size current without a marketing team behind me. What it doesn't do is run loose. Every market read, every number, every claim about how I work passes through me before it goes live, because my name is on it and the judgment has to be mine. If something here is wrong, that's on me — not the tool. I'd rather tell you plainly that I use AI, and how, than pretend a one-woman brokerage produces this much on its own.
The Necessary Part
The Parts a Lawyer Would Want In Here
Every site needs a few of these, so here they are — still in English.
No Guarantees
I offer this site as a helpful resource, not a flawless one. I can't promise it'll always be available, error-free, or exactly current, and I'm not responsible for losses that come from relying on something here that turned out to be wrong or out of date. To the extent the law allows, that's where my responsibility for the site itself ends.
Not Legal or Financial Advice
Nothing on this site is legal, tax, or financial advice. I'm a real estate broker — not your attorney, your accountant, or your lender. For those questions, talk to someone licensed to answer them, and don't make a legal or financial decision based on a web page, mine included.
Links to Other Sites
I sometimes link out — a county office, a school district, a video hosted on YouTube. I don't control those sites and I'm not responsible for what's on them or what they do with your information. Once you leave my site, you're under someone else's rules.
Fair Housing
I follow federal and Georgia fair housing law, and I mean it. Everyone gets the same straight treatment, the same information, and the same honesty, full stop.
Georgia Law and Changes
This site and these terms are governed by the laws of the State of Georgia. If I update these terms, I'll change the date at the top of the page — so if something meaningful shifts, this is where you'll see it.

Straight Answers
Questions People Ask
Does using your site make you my agent?
No. Browsing the site, running a search, or sending me a question doesn't create a brokerage relationship. In Georgia that takes a written agreement we both sign — a deliberate step, not something that happens by accident because you clicked around. Until we've signed, I'm not representing you.
I already have an agent. Can I still look around?
Yes, read all you like. But if you're under a signed agreement with another Georgia broker, I won't interfere with it — that's their client relationship, not mine to step into. Honor the agreement you made. If it's not working, that's a conversation for you and your agent.
Do you actually write this, or is it AI?
Both, and I'm in every word. I use AI to help draft and maintain a site this size, but nothing goes live without passing through me first — the market reads, the numbers, the judgment. My name's on it, so the final call is always mine.
